These Are Our Qualifications
- All applicants must have at least 2 years of good payment history and a high credit of at least $2,500.
- Must be verifiable income of not less than 3 times (gross income) of the rent per month (when utilities are included in rent), and 4 times when utilities are not included. Cosigners income must be 5 to 6 times the rent (combined gross monthly cosigner income) dependent on utilities as well.
- School loans and tip income are not taken into consideration by our staff when approving applications.
- Current employment must be over 8 months. A lateral job move is acceptable at the discretion of Fan Apartments, Inc.
- Income may be verified with faxed letter from Human Resources, pay stub, or the first page of tax return.
- Proper payment history, good neighborly consideration and abiding the Lease overall is what we are looking for.
- Automatic decline with more than 2 late payments or previous eviction.
- 1 year Landlord reference.
NOTE: PLEASE BE ADVISED THAT ONCE A CO-SIGNER IS APPROVED, THE GUARANTY AGREEMENT MUST BE SIGNED/NOTARIZED IN THE CITY OF RICHMOND,VA BEFORE APARTMENT POSSESSION IS GIVEN TO LESSEES. UPDATED 1/2021
